In a tranquil setting surrounded by open farmland and overlooking three attractive lakes, this barn conversion and detached annex are set in 11 acres of garden and natural pastures, a perfect retreat for nature lovers. Converted to a very good standard, guests will have 6 bedrooms and an abundance of space and comfort. An (optional) detached annex offers a private retreat for two. Furnished and equipped to a very good standard, a large courtyard is ideal for al-fresco dining and overlooks open fields and lakes. Mellingray is centrally situated for both Devon and Cornwall and within easy reach of Dartmoor and Bodmin Moor.

Crackington Haven, Boscastle and Tintagel are all within a few miles. Camelford (nearest town, 9 miles), offers shops, pubs and indoor leisure centre. Crealy Adventure Park, the Eden Project and the lost gardens of Heligan are accessible with an easy drive. Nearest pub (Wilsey Down, Hallworthy) 2 miles; village shop (Marshgate) 5 miles.

The North Cornwall coast has spectacular walks and beaches within a 1/2 hour drive:

Mellingray is a converted barn on three levels:

• Ground floor with slate floors: large lounge with fireplace fitted with a wood burning stove, beams & French doors. Separate: dining room, study, kitchen, utility, separate cloakroom with toilet & basin.
• First floor: 5 bedrooms - 3 double, two with en-suite shower room, toilet & basin, 1 twin, small (800 mm) twin, bathroom with toilet & basin.
• Second floor: 1 twin bedroom with en-suite shower room with toilet & basin.

Ample parking with carport (2 vehicles). Sloping garden leading down to 3 unfenced lakes, 100 yards, young children must be supervised. Enclosed patio area & furniture. BBQ. Pets welcome.

Services: Woodburner. Under floor OFCH. First basket of fuel for fire, power & bed linen (duvets) included. Remainder fuel for fire available locally. Towel hire (optional), baby cot and high chair. Video, DVD player, CD player, freeview TV; incoming phone.
Kitchen: Belfast sink, range cooker, dishwasher, fridge-freezer, micro-wave. Utility room: washing machine, tumble dryer.

Annex: available as optional extra: lovely sunroom with French doors, kitchen/dining area, 1 double bedroom, wetroom with shower, toilet & basin, slate floors throughout. Services for annex: Electrical heaters, 4 ring cooker. microwave-oven, easy walk-in access, wide doorways.

Friday to Friday bookings. £200 security deposit payable to owner 2 weeks in advance.
